120 sqm Plots on Yamuna Expressway:

120 sqm Plots on Yamuna Expressway are available in Sector 16, 22D, Sector 18 (Pocket 7E and 7D) and Sector 17C. The 22D Pocket is adjacent to Yamuna Expressway and located near Jaypee Sports City Yamuna Vihar and very near to Formula 1 Circuit in Jaypee Sports City and Ring Road of YEIDA City. In 22 D the allotment was done in RPS-02 in year 2015 under YEIDA plot scheme. The RPS02/2015 scheme was for 120 sqm and 162 sqm plots. The allotment was done through lottery system. Allotment was done in year 2015 through YEIDA RPS 02 scheme where allotment Price was Rs. 14250/- per sq meter. The 120 sqm plot price was Rs. 17.1 lakhs, where 10% lease rent 1.71 lakhs was also paid additionally at the time of registry in registered plots. Scheme RPS 02 where only 600 plots of 120 meter were allotted through luck draw. Area of Sector 22 D is spread over 120 acres where are for green and park is approx 40 Acres

The 120 sqm plots were also allotted in the YEIDA Residential Plots Scheme RPS-03/2016 in Sector 17 on Yamuna Expressway, the Yamuna Expressway Industrial Development Authority has offered total 1850 leasehold residential plots under RPS03 in year 2016. The allotment to the applicant was done through a lottery draw system. The allotment price / allotment rate of these plots was Rs. 15620 per square meter.

Circle Rate & Market Price: Current Circle Rate for residential Plots in Sector 16, 17C, 22D and Sector 18 is Rs. 35000/- per sq meter.

Connectivity & Location : These plots are just 15 KMs from upcoming Noida International Airport, the distance from upcoming Film City is 15 KMs. The distance from Pari Chowk, Greater Noida is approx 18 KMs. These plots are just 4 KMs from Eastern Peripheral Expressway. From Great India Palace Mall, Noida these plots are just 55 KMs.

Resale : There are only registered plots available in resale as transfer is allowed by Authority only in registered plots in these sectors and pockets. The resale prices starts from Rs. 100000 per sq meter to 110,000 per sq meter as per today.

Dimensions : 120 meter plot dimension is 15 x 8 meters where front is 8 meters and depth of plot is 15 meters.

Payment Plan : There were two payment plans, one was Down Payment and other payment plan was in installment. These payment plans were for 5 years till 2020. At present the payment is 100% completed for these plots. At the resale time, the buyer has to make all payments at the time of transfer.

Transfer & Registry Cost: The transfer & Registry cost of 120 sqm plots is Rs. 3 Lakhs approx. Where Transfer and Registry Charges are as below:

Transfer Charges= Rs. 123840/- (Where YEIDA DD is Rs. 99840/- for 120 sqm plots)

Registry Charges= Rs. 180,000/- (Where stamp charges are 1.47 lakhs and processing fees is Rs. 21000/-)

*Rest of the charges are other miscellaneous charges along with lawyer fee.

Parks & Green belt: There is very big central parks and green belt in the middle of the sector.

Roads: The minimum road size is 12 meter and other wider roads are 18 meter meter.

Current Status, Possession & Registry : As per now many few allottee have received offer of possession letter and they are getting their plots registered. So far very few registry are done. You can call us and visit registered plots and see the actual plots. Contact us for site visits.

Bank Finance/ Loans : Bank loans are available only on registered Plots by almost all nationalize and private banks including BOB, SBI, PNB, Axis, HDFC and ICICI Bank. The loans are available up to 20 lakhs.

Investment Option: Plots on Yamuna Expressway is best investment as per today. The prices are expected to roar after Airport inauguration and Film City Development. This is right time to invest in these plots. Answer : It could be a home loan, if you include Plot and Construction but if you take a home loan only on plot, it would be only plot loan. You can’t take any home loan benefits but you get the benefit of interest rate. - Pradeep

What is resale process? How complicated is it?

Answer : The resale process is very simple where you pay a small token amount of 5% or 10% and pay rest of the amount during the transfer. You can contact us for details. Only registered plots can be transferred and for registered plots, registry is done once transfer letter is obtained from Authority. The seller comes with all originals, a duly signed transfer kit is prepared in advance, seller and buyer both have to physically appear in front of Authorities for verification.
