7% Farmer Plots YEIDA Kisan Quota Plots on Yamuna Expressway Call @ 9310641606
[Updated Nov 2024] The 7% plots are allotted by YEIDA to farmers against their acquired land. These are very similar to 5% farmer quota or 6% farmer quota plots which were allotted in earlier in Greater Noida and Noida. These plots will be fully developed like general plots, the roads, parks sewerage system, electricity, water pipelines will be similar to general sectors. The farmer quota plots are located near village of the farmers who have allotted land to YEIDA.
Location: The location of the plots is in Sector 25, Sector 18, Sector 20 nearby villages. The most of the plots are near Mirzapur village, Acheja Buzurg Village, Achhepur Village, Chandpur Village, Rustampur Village, Parsaul Village, Usmanpur Village, Dungarpur Village and Milak Village in Sector 18 & 20.
Transfer: These plots are not transferred immediately but take maximum 2 to 3 years of time in transfer. Most of the plot owners (Farmers) have received only allotment letter from YEIDA against their land. Most of the plots and sectors don’t have maps as per today. Once the maps will be released, the development of the plots will start. After development of plots, the registry will be done. The plots can be transferred only after registry of the plot.
The resale of farmer plots are done on the basis of below documents. 1. Agreement to Sell 2. Will 3. GPA 4. Dully signed Transfer Kit
Size of plots: These plots are in multiple sizes starting from 120 sq. yard to 1000 sq. yard.
Type of plots: These are residential plots but 50% of the area can be used for commercial purpose. These are not full commercials but few specific types of commercial business approved in YEIDA List. For example Guest House, Clinic, Coaching Center etc.
Road Size: Most of the plots are on 12 meter road.
Resale Prices of Farmer Plots: Rs. 20,000 per sq meter to 40000 per sq meter. (Unregistered) Rs. 45,000 per sq meter to 55000 per sq meter. (Registered Plots)
Plots Price depends upon the sectors these are allocated and the location of the plot.
Frequently Asked Questions 1. Is commercial activity allowed on these plots? Answer : Yes, 50% commercial activity of certain types of businesses is allowed on these plots like Guest House, Clinics, Coaching Centers etc.
2. Is finance available on these plots? Answer : Bank Finance is available only on registered plots only. Most of the 7% Quota Farmer plots are not registered yet on Yamuna Expressway thus banks don’t give loans on those plots.
3. Why these plots are allotted near Villages? Answer : These plots are allotted to Farmers who have given their land to Authority thus the developed land is generally given to them nearby their villages. In earlier days this land was 5% later it was 6% and now this developed land is 7% of total land they have given to Authority.
4. Why sizes are different and not symmetric for Farmer Plots? Answer: The land size owned by farmers acquired are of various sizes thus the allotted 7% land is also of various sizes.
5. What is transfer process of these 7% Kisaan Quota plots? Answer: Transfer process of Kisaan Quota plots done like a similar/ general plot. First the registry is done in favor of allotted Farmer, then it is done in favor of Buyer. The transfer is done by TM (Transfer of Memorandum) followed by Registry. Original Allottee (Farmer to whom plot is allotted) is free to transfer/ sale his plot to anyone else. Once the registry is done on his name, he can transfer these plots to anyone else through Authority TM & Registry process.
6. What are Abadi Plots? How these are different from 7% Farmer Plots ? Answer: Abadi Plots are village plots, these are not developed by Government, these are developed by individuals local villagers. There is no guarantee of pakka road or sewerage system or other facilities where Farmer Plots are general Sector plots developed by Authority. The farmer plots are lease hold while Abadi plots are free hold.
7. Are Farmer Plots Freehold or Lease Hold? Answer: Farmer Plots are allotted plots by authority. Any plots allotted by Authority in any of the three Authorities (Noida Authority, Greater Noida Authority & Yamuna Authority) are lease hold property.
8. Is completion clause applicable on Farmer Quota Clause? How much time to do completion after registry/possession? Answer: Yes completion clause is applicable on Farmer Quota Plots. The completion is necessary within 3 years of time after physical possession is given.
