Note: The market price or resale price keeps fluctuating in the market, the resale price depends upon multiple factors like: 1. Size (lower the size, higher the price) 2. Sector or Pocket location i.e. if plot is in developed pocket where roads, street light, sewerage, water pipelines work is completed, the prices will be higher. 3. The direction of the plot, In India the most people choose plot as per Vastu Shashtra where demanding direction is North East, East, North and North West, thus prices will be higher for plots facing these directions. The modern people loves East and South East direction because of Sun Facing. The South East direction is getting popular because the Sun is aligned in front during the winters in India. 4. Plot location if there wider road in front, if plot is park facing or the corner. 5. Transfer for any scheme (Except 2009 scheme) is allowed only after registry.
Investment Option: Plots on Yamuna Expressway are best investment as per today. The prices are expected to roar after Airport inauguration and Film City Development. This is right time to invest in these plots. After few years, these plots may not be affordable for many people where people who can buy today may enjoy good returns where multiple fold price hike is expected after few years.

Scheme RPS 08 A/2024 FAQ (Frequently Asked Questions by our clients:) What is allotment rate in Scheme? Answer: Allotment rate in new Scheme RPS 08 A/2024 is Rs. 25900/- per sq meter - Pradeep
Can we Resale the plot after the draw? Answer: You cannot resale these plots immediately after the draw as registration of plots is mandatory. Once registry is done, you can resale it. The registration may take longer thus resale immediately is not possible - Pradeep
Can both Husband and wife can apply? Answer: Yes, Both Husband and wife can apply but only one plot will be allotted either to husband or wife, one has to surrender if both gets plots in draw - Pradeep
Can any person who was allotted a plot can apply? Answer: No, if any person has been allotted any property in YEIDA previously in draw cannot apply, neither his/ her spouse can apply. Though his brother, father, major son or daughter can apply. - Pradeep
Can any person apply who hold a plot already or who purchased a plot in resale can apply? Answer: Yes, if any person who haven’t allotted any property in YEIDA draw previously, can apply. It doesn’t matter if he purchased in resale and hold a property purchased in resale. - Pradeep

If we apply in a draw, when we will get our earnest money back if not allotted a plot? Answer: In general in past 3-4 years almost everyone get his/ her money back within 2 to 3 months though in broucher information written the maximum time is 1 year - Pradeep
Which payment plan is best to apply? Why? Answer: Anyone should apply in Payment Plan 1 (Down Payment) only, we strongly recommend it. In past several years the applicant in Down Payment Plan are coming more than number of plots, thus applications of other payment plans are not considered. - Pradeep
What is allotment Price/ Rate? What is lease rent amount? When to pay lease rent? Answer: Allotment Rate of the plots is Rs. 25900/- per sq meter. The lease rent will be charged additional 10% of plot price at the time of registry. - Pradeep
What is the best size to apply? Why? Answer: Anyone should apply in bigger size.
Can we apply in joint name? Can friends or relatives can apply? Answer: Only immediate family members can apply in joint name like Husban/wife, brother sister, Father Son, Father daughter, Mother son, Mother daughter. Friends or relatives cannot apply. - Pradeep
Are these plots lease hold or freehold? How long is lease? What after lease expiry? Answer: These are lease hold plots and allotted for 90 years of lease. After lease expiry allottee can renew the lease. - Pradeep
What is the construction clause? Is there any time limit to build the house? Answer: There is time limit of 3 years after registry to build the minimum construction on the plot.
Is loan available on these plots? Answer: Yes, loans are available and ICICI bank is facilitating for loan as well as for application filling. Bank finance for applications as well. - Pradeep
