Pocket I on Yamuna Expressway is located in Sector 18 on Yamuna Expressway. Pocket I and J were earlier allotted in Sector 20 in year 2009 but later after 2014, these Pockets were shifted to Sector 18.

Plot Sizes: The plot sizes are 300 sqm in Pocket I.

Total Number of Parks & Green Belts: 8 Parks and Greenbelts

Circle Rate & Market Price: Current Circle Rate in Pocket I in Sector 18 is Rs. 25900/- per sq meter.

Connectivity & Location : Pocket I in Sector 18 is located from 1 KMs from Yamuna Expressway. The distance from Pari Chowk is approx 18 KMs where it is located nearby Yamuna City Ring Road. The adjacent Pockets are J, 5A, 7A and 1A. From Airport the distance of Pocket I is approx 17 KMs where film city is approx 7 KMs from Pocket I .

Resale Prices : Prices are between 65000 to 85000 per sq meter

Dimensions : 300 sqm plots in Pocket have dimension is 12 x 25 meters where front is 12 m and depth of plot is 25 m.

Dimension & size for Corner plots generally vary as Corner plot size can be either 300 or slightly more in size as during development of one row all plots between two corner plots are kept in accurate size and difference is being adjusted in corner plots.

Allotment Price : Allotment Price was Rs. 4750/- per sq meter in year 2009. The 300 sqm plot cost was 14.25 lakhs, where approx 4 lakhs Farmer Compensation was added later to allotment price of these plots.

Payment Plan : The payment plan for these plots was over by Jan 2018 as these were allotted in year 2009. Thus most of the owners have deposited 100% amount against these plots. Initially the plots were allotted in 3 plans a) Down Payment b) 50-50 Plan where 50% payment was deposited immediately and rest in installments. C) 30-70 Plan where 30% payment was deposited immediately and rest of the payment was in installments.

Transfer & Registry Cost: The transfer & Registry cost of these plots is Rs. 9 Lakhs approx. Where Transfer and Registry Charges are as below:

Circle Rate = Rs. 25900/- per sq meter

Transfer Charges = Rs. 2.55 Lakhs approx (Where a DD is required in favor of YIEIDA, Greater Noida of Rs. 1.95 Lacs)

One time lease rent : The one time lease rent is Rs. 1.425 lakhs which allottee need to pay at the time of registry / possession.

PLC Charges : The preferred location charges are 5% of the allotment rate for Corner, Park, Wide roads - 18 meter, 24 meter and 45 meter road for each PLC. For one PLC charges are 5% extra, for 2 PLCs these are 10% and for 3 PLCs charges are 15% which is maximum.

Possession & Registry : As per now mostly all allottee in Pocket I have received offer of possession letter and they are getting their plots registered. Thus registry and possession started in 2019 in Pocket I and few plot owners have started constructing their boundary wall.

Bank Finance/ Loans : Bank loans are available only on registered Plots by almost all nationalize and private banks including BOB, SBI, PNB, Axis, HDFC and ICICI Bank. The loans are available up to 40 lakhs on 300 sqm plots.

There is 24 meter road nearby and plots on 24 meter road are good to buy. Any corner or park facing plot in pocket I will give you maximum return. The expected maximum returns could be in 3 to 4 years when airport will be ready.

Answer: Almost all roads have been developed in both Pocket I and J. There are most of the roads specially 24 meter wide road where we saw black charcoal road, otherwise few roads still needs black charcoal layer.

Answer: In Pocket I and J, most of the roads have electric poles but we seen lights in night only on 24 meter wide roads.

Answer: The parks have been developed a lot in both the pockets I and J. There are park boundaries constructed as well as whitewash and green grass along with plantation in progress. This is most developed pocket as per today.

Question 5. How many plots got boundaries and completion in this pocket?

Answer: There are around 4 plots whose completion work is in progress and there are 3 more who have constructed their boundaries with gates. There are many expected to start by 2022 year end.
