Sector 18 Yamuna Expressway
[Updated Mar 2025] Sector 18 on Yamuna Expressway is located near Yamuna Expressway. There is 100 meter road dividing Sector 18 and Sector 20 which makes this sector a premium location. There are approx 10000 residential plots in Sector 18 including General and Reserved Farmer Quota plots. The Sector is further divided into multiple Pockets (Blocks). All general plots were of size 300 sqm when they were allotted in year 2009. This sector is known for 300 sqm plots in multiple pockets. There are 95% plots of 300 sqm. Farmer plots or 7% are not developed yet. There are green parks, green belts and wide roads planned in this sector. The minimum road size is 12 meter and even wider roads of 18 meter, 24 meter and 45 meter are visible too.
Pockets: These are Pockets in Sector 18 - 1A, 1B, 2A, 2B, 2C, 3A, 3B, 3C, 3D, 4A, 5A, 5B, 5C, 5D, 6A, 6B, 6C, 6D, 7A, 7B, 7C, 7D, 7E, 7F, I & J. When initially planned all pockets name were starting with number like 1-A, 1-B but later two pockets I and J were shifted from Sector 20 to Sector 18. The Sector 20 pockets name are with alphabets like A, B, C, D etc. There was additional pocket in sector 18, Pocket 8 was announced in Year 2021 draw in July 2021.
Parks & Facilities: There are more than 20 big parks in Sector 18. The sector was planned green and open. It is perfect location to live a peaceful life. The design of the Sector and YEIDA City was planned in 2009 considering all amenities like sewerage system, facilities, parks, drinking water and electricity.
Current Status and Possession: There are several pockets in Sector 18 which were developed by YEIDA couple of years back. At present these pockets are developed where YEIDA has offered possession - I, J, 1A, 1B, 2A, 2C, 2B, 5A, 3D and 7A where development in other pockets is in high pace. Many small and wide roads are visible. Water pipelines and sewer system has been laid out.
Size of plots: These plots are in multiple sizes of 60 sqm, 90 sqm, 120 sqm and 300 sqm.
Type of plots: These are residential plots.
Road Size: Most of the plots are on 12 meter road, even wider road of 18 meter, 24 meter and 45 meter roads are there.
Frequently Asked Questions: 1. By When we can expect people will start living here? Answer : The possession in Sector I and J in Sector 18 was given in year 2020, there is condition of making completion within 3 years. We expect that at least few people will start living here by 2026. - Pradeep
2. Are these plots available in resale? Answer : Yes, first plots allotted in year 2009 are available in resale, you can contact us for available inventory. The 2009 scheme plots can be transferred to buyer even if they are unregistered. Though the registered and unregistered both are transferrable. YEIDA charge Transfer Fees of Rs. 832/- per square meter for transfer of these plots. - Pradeep

4. Which all banks are providing loans? Answer : There are all leading banks providing loan on registered plots like SBI, Bank of Baroda, PNB, AXIS, ICICI, HDFC and many others. - Pradeep
5. What is rate of interest? Answer : The rate of interest is generally of the same being charged for home loan. You can check the current rate of interest from banks. As per today it is approx 7% per annum. - Pradeep
6. Is it a home loan? Answer : It could be a home loan, if you include Plot and Construction but if you take a home loan only on plot, it would be only plot loan. You can’t take any home loan benefits but you get the benefit of interest rate. - Pradeep
7. What is resale process? How complicated is it? Answer : The resale process is very simple where you pay a small token amount of 5% or 10% and pay rest of the amount during the transfer. You can contact us for details. The plots transfer for unregistered plots can be done in 1 to 2 hours, For registered plots, registry is done once transfer letter is obtained from Authority. The seller comes with all originals, a duly signed transfer kit is prepared in advance, seller and buyer both have to physically appear in front of Authorities for verification.
