162 sqm Plots on Yamuna Expressway are available in Sector 22D. This Pocket is adjacent to Yamuna Expressway and located near Jaypee Sports City Yamuna Vihar and very near to Formula 1 Circuit in Jaypee Sports City and Ring Road of YEIDA City. In 22 D the allotment was done in year 2015 under YEIDA Scheme RPS 02 where only 300 plots of 162 meter were allotted through luck draw.

Circle Rate & Market Price: Current Circle Rate in Sector 22 D is Rs. 25900/- per sq meter.

Connectivity & Location : These plots are just 15 KMs from upcoming Noida International Airport, the distance from upcoming Film City is 15 KMs. The distance from Pari Chowk, Greater Noida is approx 18 KMs. These plots are just 4 KMs from Eastern Peripheral Expressway. From Great India Palace Mall, Noida these plots are just 55 KMs.

Resale : There are only registered plots available in resale as transfer is allowed by Authority only in registered plots in 22D. The resale prices starts from Rs. 25000 per sq meter to 30000 per sq meter as per today (May 2021)

Dimensions : 162 sqm plot dimension is 18 x 9 meters where front is 9 meters and depth of plot is 18 meters.

Parks & Green belt: There is very big central parks and green belt in the middle of the sector.

Roads: The minimum road size is 12 meter and other wider roads are 18 meter and 24 meter.

These plots have registry is done where unregistered plots are those which are still under development and registry not done Or the authority have sent offer of possession but allottee haven’ done the registry.

2. Is finance available on these plots?

Answer : Yes, Bank Finance is available from all leading banks only on registered plots only. Banks don’t give loans on unregistered plots as they need pre-registered property to provide loans in resale process.

3. What is the circle rate in Sector 18 & 20 for these plots?

Answer : The current circle rate (year 2021) is Rs. 24600 per sq meter.

3. How far is Airport from these plots?

Answer: Airport site is only 15 KMs from these plots.

4. Which pocket is best pocket in 162 sqm?

Answer: 162 sqm plots are available only in Sector 17 and 22 D on Yamuna Expressway as per today. The possession or development is not done in sector 17 yet but in Sector 22 D, the plots are in developed stage and registry is completed for several plots. Thus as per today investing in Sector 22 D is a better decision.

5. What is transfer process in unregistered plots?

Answer: These plots can’t be transferred before registry, unregistered are sold by few people on Agreement to Sale and GPA (General Power of Attorney).
