Investment Option: Plots on Yamuna Expressway is best investment as per today. The prices are expected to roar after Airport inauguration and Film City Development. 1. What is difference between Registered and Unregistered Plots?

Answer : Registered plots are fully developed plots, where authority sends offer of possession after development of plots and asked allottee to get his plot registered. These plots have registry is done where unregistered plots are those which are still under development and registry not done Or the authority have sent offer of possession but allottee haven’ done the registry.  .– Pradeep

 

2. Is finance available on these plots? How much?

Answer : Bank Finance is available only on registered plots only. Banks don’t give loans on unregistered plots as they need pre-registered property to provide loans in resale process.  Bank Finance is available up to 70% of the circle rate. For eg, the circle rate is 52.5 Lacs thus bank finance is available up to 35 lacs but there are few private banks like ICICI and HDFC who provide good finance, they provide loans up to 80% of the cheque value of Agreement To Sale, the bank finance depends upon bank to bank and buyer’s profile as well  – Pradeep

 

3. What is the circle rate in Sector 18 & 20 for these plots?

Answer : The current circle rate (year 2022) is Rs. 24600 per sq meter.  .– Pradeep

 

3. How far is Airport from these plots? How far is Pari Chowk? How far is Delhi?

Answer: Airport site is only 10 KMs from these plots. Pari Chowk is 18 KMs from the center of Sector 18 & 20. Akshardham Temple in Delhi is approx 45 KMs from these plots. – Pradeep

 

4. Which pocket is best pocket in 300 sqm?

Answer: All pockets are strategically located, still pocket 2A, 2C, 3B, 4A, G, F and H are good pockets as these are located nearby 100 meter road. This 100 meter road is going to be prime road of YEIDA City. The pockets nearby Gol Chakkar surrounded by 3C, 5C, 6D and 4A pockets are also considered to be a good location as there is no village nearby and this area may be posh area in future.  Similarly the pocket 7A, I, J, 5A and 5D are also considered to be good location on 24 m road connecting 130 meter Ring Road. Few pockets in Sector 20 like O, M and K are good pockets as these are located near 45 meter canal road, this road is connecting directly to Yamuna Expressway and Sector 21 Film City. Pocket L and N are best from future point of view as these two pockets are nearby commercials and open to all Industrial Land, the 60 meter road is going to Airport.

5. What is transfer process in unregistered plots?

Answer: Transfer process in residential plots is very simple and it is just of 2 hours process.

There are original documents required from seller 1. Allotment Letter 2. All Payment Challans along with copy of PAN Card and Aadhar Card.

There are only PAN Card and Aadhar card required from buyer. Both Buyer and Seller are required to carry their original PAN and Aadhar Card during the time of verification in Authority. A registered Agreement to sale is required on 2.5% stamp charges. A duly filled transferred kit with few affidavits as prescribed by YEIDA is also signed by Buyer & Seller. All these are prepared by lawyer and both buyer and seller are suppose to present in front YEIDA Officers for transfer.

6. What documents will I get as a buyer after transfer process in unregistered plots?

Answer: Buyer will get below documents after transfer of unregistered plot:

1. Original Allotment Letter

2. All Payment Challans

3. Transfer Letter

4. Copy of Registered Agreement to Sale (Original will be deposited in file in YEIDA)

 

7. Is finance available on unregistered plots as well?

Answer : Bank Finance is available only on registered plots but many banks provide collateral scheme where they can finance even registered plots. In this scheme the mortgage of another property is done by bank. They will ask you to submit the documents of any other registered property. You have to submit the documents of another property. These property will be considered as a guarantee and once you get the registry done for your unregistered plot and you submit the registry of the unregistered YEIDA plot, you can get back your alternate property documents from bank. 8. What is the best sellable plot size on Yamuna Expressway and why?

Answer : The best sellable size on Yamuna expressway is 300 sqm. The reason is both supply as well as demand. Most of the clients look for 300 sqm size as it is sufficient bigger to build a dream house as well as it is affordable for middle class as well as upper middle class. 9. What is “Offer of Possession” and “Possession” ? When we get these?

Answer : When Authority completes development of road, sewer, electricity infrastructure, they send allottee a letter called “Offer of Possession”, This is a notice to get a lease deed done for the plot. Once allottee deposit money and get lease deed done, he apply for possession. Normally a possession is granted within a month after anyone get a lease deed done.  Once anyone get possession, he can start construction on his/her plot. - Pradeep

 

10. Is there any condition for constructions after registry or possession? How many years? What percentage? How many floors?

Answer: Yes, there are conditions as per building rules, regulations and bylaws, The completion must be done within three years after physical possession.  There are few conditions like minimum 50% of the total covered area to be constructed. Answer: There are several advantages for lease hold property. 1) Fewer disputes among neighbors 2) Easy administration as Authority is directly responsible to resolve all dispute as they still are owner. 3) No encroachment anywhere 4) Good maintenance of parks and streets by authority 5) No division of plot and floors thus low density is maintained in sectors. 6) No one can easily take over (Illegally possession) your property.

There are few disadvantages like 1) Owner don’t feel full ownership like freehold property 2) Can’t divide plot further 3) Can’t sell floors separately until it is group housing land. 4) No worry about lease expiry and lease rent. - Pradeep

 

15. What is the risk to buy Lease Hold Plots?

 

Answer: There is no risk to buy lease hold property in my understanding. Noida and Greater Noida are now very disciplined and one of the beautiful cities in India because of this concept. There are very fewer property disputes in courts.  No encroachment, no illegal possession thus these are much safer when you stay away from your property, even out of country. - Pradeep

 

16. What is construction clauses on these plots? What is the maximum and minimum area can be covered? What is the maximum height/floors and minimum height/floors can be built?

 

Answer: The maximum covered area allowed is 75% of the plot area. For example in 500 sqm plot, the maximum coverage will be 375 sqm and the minimum coverage will be 50% of covered area which will be 187.5 sqm. The maximum floors are stilt parking + 3.5 floors. Basement is allowed. Minimum Ground floor is mandatory for construction. - Pradeep
